How to read an underlayment specification
“New underlayment included” leaves important questions unanswered. A useful proposal names the product and explains the work needed to install it as part of the roof system.
Record the exact product
Ask for the manufacturer and model rather than a broad material category. Florida’s product approval search can help you locate records by manufacturer or FL number and code version. Read the applicable limitations and documents with the contractor instead of treating an approval number as a universal endorsement.
Ask about preparation and installation
The scope should explain what happens to the existing covering, how the deck is assessed and prepared, and which transitions or flashings are included. The selected product’s instructions and applicable requirements determine installation details. An educational page cannot supply a universal fastening or overlap pattern for your building.
Separate product warranty from workmanship
Ask who provides each warranty, what is covered, how long it applies, and which exclusions or maintenance conditions matter. A material warranty and a contractor workmanship warranty address different responsibilities. Obtain the actual documents rather than relying on “lifetime” without an explanation.
Require clarity when a substitution is offered
If a product changes because of availability, ask for the replacement specification and any implications for cost, compatibility and warranty before agreeing. Keep the approved version with your contract and completion records. Comparing specifications does not require you to become the roof-system designer.
